Emergency repairs
Urgent problems that put people or the home at risk. If you're dealing with one of these, call, don't email.
What counts as an emergency
BC's Residential Tenancy Act treats these as emergency repairs:
- Major leaks in pipes or the roof
- Damaged or blocked water or sewer pipes, or plumbing fixtures
- The primary heating system not working
- Damaged or faulty electrical systems
- Damaged or faulty locks that let you into the home
While you wait
- Water leak: turn off the water to that fixture, or the main water shut-off, if it's safe to.
- Electrical: switch off the breaker for that area if it's safe to, and stay clear of anything sparking or wet.
- Take photos or a short video when it's safe. They help me get the right trade there quickly.
